Where Clapham and Tooting have a lot of Victorian houses split into separate flats, Earlsfield is still mostly made up of whole family houses. That means one owner, one decision-maker, and none of the freeholder consent complications that come with a leasehold flat.

 

It's still a proper planning process, just a more straightforward one to navigate, since a single household's needs drive the whole design rather than balancing several flats' worth of interests.

The River Wandle Shapes What's Possible Near King George's Park

Properties close to King George's Park or the River Wandle can need a watercourse or ecological consideration as part of a planning application, particularly for anything affecting drainage or the land right by the river corridor.

 

That's a different kind of check to the tidal flood risk assessment we'd look at for a property near the Thames, but no less worth getting right early.

Extending a Bay-Fronted Earlsfield Terrace

The bay-fronted Victorian terrace is the defining house type here, and it shapes how a loft conversion should sit above it. Kirana Laonipon, our Part II architectural assistant, designs dormers and roof extensions to respect the proportions of the bay below, so the addition reads as part of the house rather than an obvious afterthought.
