Two Kinds of Property Along One River

Why a Riverside Flat and a Victorian Terrace Need Different Plans

A lot of what we're asked to design in Colliers Wood splits fairly evenly between two very different briefs: reconfiguring a flat in one of the newer riverside blocks, and extending a Victorian or Edwardian terrace further back from the water. The two have almost nothing in common structurally or in terms of planning, so we treat each as its own project rather than reaching for a one-size approach.

The Wandle Valley Conservation Area and What It Covers

Colliers Wood sits within the Wandle Valley conservation area, which has its own character assessment covering what can change on a property's front elevation without planning permission. We check which sub-area a property falls into early, since the expectations differ slightly street to street.

Flood Risk Near the River Wandle

Properties close to the Wandle usually need a flood risk assessment as part of a planning application, particularly for a basement or a deep rear extension. That's a formal document, not a guess, and it's worth commissioning early rather than after a scheme is already drawn.

The old mill buildings around Merton Abbey Mills, once part of the Liberty & Co. dyeworks, give this stretch of the Wandle a distinct industrial-heritage character that shapes how nearby extensions are received at planning stage.
